Maintenance Supervisor

Position Title: Maintenance Supervisor

FLSA: Non-Exempt

Supervisory responsibilities: 1-8 employees

Reports To: Property Manager

Summary

This position is responsible for increasing the net operating income of the company through outstanding maintenance efforts and activities. Performs various tasks necessary to maintain and enhance the value of the community. Involved in maximizing market rents and maintaining high occupancy levels through professional maintenance practices and quality control while following all policies and procedures. Ensure a safe, secure, and comfortable living environment for residents. Handles all phases of maintenance relating to the completion of work orders, preparation for apartment occupancy, and implementation of preventive maintenance programs.

Essential Job Functions

· Ability to follow and provide oral and written instructions

· Pool maintenance knowledge and experience

· HVAC certification Universal

· Valid driver’s license and reliable transportation

· Ability to work a flexible schedule, including evenings and weekends

· Knowledge of residential plumbing, carpentry, masonry, and painting

· Knowledge of electrical circuits, receptacles, breakers, switches, and fuses

· Ability to repair and treat structures such as showers, skinks, appliances, doors, cabinets, walls, and building exteriors

· Ability to make ready units for new move-ins in a timely and efficient manner

· Successfully pass a drug test

Duties and Responsibilities

· Maintain a professional and courteous manner with all residents and visitors

· Travel to other properties as needed

· Act as part of a team and fill in where needed

· Maintain a clean and professional appearance

· Participate in training and continuing education to maintain compliance with new or existing laws

· Provide training for other maintenance technicians

· Coordinate the work of outside vendors and contractors

· Meticulously maintains curb appeal, keeping grounds & common areas free of trash/debris

· Control expenses and anticipate future maintenance needs

· Utilize the Purchase Ordering System

· Maintain Inventory of Company Property, Tools, and equipment

· Responsible for 24-hour maintenance emergency during on-call shifts

· Carry cell phone/pager as required for on-call maintenance

· Maintain pool chemicals and cleanliness throughout the year

· Complete grounds work such as grounds pick up, sweeping, and light landscaping

· Conduct periodic preventive maintenance inspections and perform preventative maintenance actions as required

· Respond to maintenance service orders in a timely and efficient manner

· Fill out and submit on-call timesheet within 24 hours of completing an on-call work order

· Immediately initiate action to correct unsafe conditions

· Follow all safety standards and comply with all local, city, state, and federal safety guidelines

· Make ready vacant apartments for new residents including fixing drywall, painting, replacing carpet, and addressing any other repairs as needed

· Appliance repair and installation

· During inclement weather remove snow and lay down rock salt on ice surfaces

· Diagnose and perform routine maintenance and repair daily

· Remove bulk trash, including appliances, as necessary

· Dedication to exceeding the needs of all customers with an ability to build and maintain relationships

· Maintain inventory of equipment, tools, and supplies

· Work together with Property Manager to create and maintain a community that residents are proud to call home

Knowledge, Skills, and Abilities Required

· Ability to work within expense limits established

· Ability to operate various hand tools or power towels

· Troubleshooting skills

· Knowledge of HVAC systems, including maintenance, repair, and replacement

· Ability to install, service, and repair the following (but not limited to): flooring, wall molding, caulking, counter tops, cabinets, window screens and blinds, light fixtures, toilets, sinks, vanities, household appliances, ceiling fans, locks, leaks, and interior and exterior doors

· Ability to smile and maintain a positive attitude while working with many different groups of people and customers

· Excellent customer service skills

· Strong attention to detail, time management skills, and ability to handle multiple priorities at once

· Knowledge of industry ethical standards and ability to maintain confidentiality

Education and Experience

· High school diploma or GED

· HVAC Certification

· Pool Certification

· Five years’ maintenance experience preferred

Conditions of Employment

· Employees in this position are at-will employees and subject to a 90-day probationary period

· Regular attendance is mandatory

Working Conditions and Physical Effort

· Ability to regularly walk the distance of the property multiple times per day

· Ability to climb staircases

· Ability to stand for long periods

· Ability to lift up to 75 pounds regularly and up to 100 pounds occasionally – usually with the assistance from one or more persons

· Bend, stoop, squat, kneel

· Push or pull equipment and appliances

· Reach above shoulder

· Climb ladders

· Operate power tools and hand tools

Job Type: Full-time

Pay: $25.00 - $28.00 per hour

Expected hours: 40 per week
