Job Summary: The Maintenance Technician will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems of residential facilities.
Supervisory Responsibilities: No supervisory responsibilities.
Duties/Responsibilities:
- Inspects and identifies equipment or machines in need of repair.
- Troubleshoots issues to determine necessary repairs.
- Plans repair work using building blueprints or equipment manual as needed.
- Performs general repairs throughout the residential facility and property.
- Cleans and assists with the upkeep of the property including the curb appeal, buildings, and individual units.
- Collaborates with Property Manager to ensure supplies and materials needed for repairs and maintenance are ordered in a timely manner.
- Follows preventative maintenance schedule.
- Completes assigned work orders in a timely manner, communicating updates to both the resident and Property Manager as needed.
- Quickly turn apartment units to prepare for new move-ins.
- Develop professional and respectful relationships with tenants, vendors, and other employees.
- Performs other related duties as assigned.
Required Skills/Abilities:
- Ability to follow instructions from Property Manager or senior maintenance personnel.
- General knowledge of HVAC, electrical, plumbing, and other areas of residential maintenance.
- Ability to use hand tools and power tools.
- Must be able to supply own hand tools.
- Excellent organizational skills and time management skills.
- Ability to prioritize tasks.
- Ability to use an electronic tablet to manage work orders.
- Ability and willingness to travel.
- Valid driver?s license required.
Education and Experience:
- Prior experience in residential maintenance or property management preferred.
Physical Requirements:
- Prolonged periods of standing and walking.
- Must be physically able to climb ladders, bend, crawl into awkward spaces.
- Must be able to lift up to 75 pounds at times.
