Immediate Supervisor Maintenance Supervisor

POSITION SUMMARY:

  • Performs facility, grounds, equipment repairs and maintenance activities within well established guidelines and assigned areas.

QUALIFICATIONS:

  • Grade-school education.
  • Must be able to read, write, and speak English as to be understood effectively by another individual.
  • Ability to follow oral directions.
  • Ability to cooperate with other employees.
  • Willingness to perform routine, repetitive tasks on a continuous basis.
  • Perform tasks despite frequent interruptions.
  • Economical use of supplies, care and use of equipment.
  • Must be able to accomplish all responsibilities without supervision or other employee
  • Assistance after the training period is completed, and do so without injury to oneself or other individuals.

JOB DEMANDS:

  • Strenuous physical activity involved (walking, standing, lifting).
  • Must be able to lift 50 pounds; stretch arms above head; bend to clean under furniture.
  • On feet most of workday.
  • Pushes, pulls, lifts, cleaning equipment and supplies.
  • Exposed irregularly to infection when entering resident rooms.

DUTIES AND RESPONSIBILITIES:

General Maintenance and Repair of Buildings, Facilities, Equipment, and Grounds:

  • Performs a variety of work in the maintenance and repair of buildings and grounds including carpentry, electrical, plumbing, glazier, masonry, and painting tasks; repairs and treats structures such as floors, showers, sinks, walls, roofs, and carpets; Performs minor troubleshooting, repairs, and adjustments of locks on doors, cabinets, beds, desks, closets; Repairs door hinges; Changes filters on heating, ventilating and air conditioning units;
  • Services appliances, kitchen and nursing equipment; Reports mechanical malfunctions to appropriate party if unable to repair; Moves and assists in moving furniture and equipment to various sites; Exercises discretion in identifying projects requiring the services of a higher skilled crafts person; and obtains quotes and arranging for services of outside vendors as needed;
  • Checks maintenance book for repairs and updates work logs as repairs completed;
  • Maintains clean, safe, and orderly work sites.

Carpentry: Performs basic rough and finished carpentry work in construction and repair of structures such as walls, doors, fences, window frames, office and bedroom furniture, roofs, and shelves.

Electrical: Performs basic electrical installation and repair work in writing for switches, outlets, plugs, cables, power circuits and appliances; repairs lighting systems; inspects electrical systems for unsafe conditions.

Plumbing/ Painting: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts; maintains and monitors septic system; applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings.

Glazier: Removes broken glass, putty or plastic; replaces windows and door hardware; replaces or arranges for replacement of glass for windows, doors, and light fixtures.

Grounds Maintenance: Maintains grounds in clean and orderly manner including mowing, trimming, weeding, aerating and fertilizer lawns; replaces plants as needed; shovel and remove snow insure salt/ sand is down to prevent falls; trims tree branches that create hazardous situations; repairs/ replaces hot water heaters, checks roof fan and install bearings if needed, insure all outside vents are operating as required.

Building Maintenance: Maintains building in a clean and orderly manner including scrubbing, stripping and waxing of floors, replacement of broken or lifting floor tiles, ensures smoke detectors and sprinkler systems are working properly, assist with moving residents to new room, (i.e. heavy furniture), ensures grease traps are properly cleaned, ensures supplies/ detergents are restocked daily.

Job Types: Full-time, Fixed term contract
Contract length: 12 months

Pay: From $22.00 per hour

Expected hours: 37.5 per week
