What is your mission?

We are looking for a Property Accountant to prepare accurate and timely financial reports for internal and external stakeholders. Responsibilities include managing A/R and A/P activities, overseeing month-end closing, preparing management reports for review, making account reclassifications and accruals, completing reconciliations, and providing financial analysis support. The role also involves responding to inquiries related to assigned assets.

You will provide the best service to our partner brands by performing these tasks:

Monitor A/R, A/P, and cash transactions throughout the month to ensure a positive cash position.

  • Provide information to ownership groups to report cash positions or request additional funds if needed.

Collaborate with on-site management to review and close the AME.

  • Perform a detailed review of property reports (e.g., delinquency, rent roll) to ensure accuracy and raise questions as necessary.
  • Provide limited system support and guidance to end users (e.g., property managers, asset managers).

Prepare preliminary management/operating reports for review by superiors and owners.

  • Review balance sheet and income statement accounts for accuracy and variances to budget.
  • Ensure reports match supporting subsidiary schedules (e.g., mortgage statement, property reports).

Enter adjustments (e.g., reclassifications, accruals) recommended by asset management.

  • Review proposed adjustments and journalize them in the accounting system.
  • Communicate any disagreements with proposed entries to asset management and/or accounting manager.

Prepare final management/operating reports for distribution to clients.

  • Ensure all reports are included in the management report package, including standard and client-specific reports.
  • Complete specialized reporting (e.g., quarterly, consolidation) as requested by clients and authorized by superiors.

Perform reconciliations of balance sheet and income statement accounts, including bank reconciliations.

  • Review the general ledger for accuracy and investigate discrepancies.
  • Journalize identified adjustments into the general ledger, ensuring appropriate supporting documentation exists.

Assist with financial analysis upon request by superiors or asset management.

  • Provide written analysis to answer pointed questions related to management reports or supporting schedules.

Communication Skills

  • Excellent verbal and written communication skills.
  • Ability to effectively communicate complex financial information to stakeholders at all levels.

Who are we looking for?

  • Bachelor’s degree in accounting, finance, or a related business field, or sufficient coursework in accounting if the degree is in another field.
  • Minimum of 3 years of experience in property accounting or real estate finance, with a strong understanding of real estate development and property management.
  • Knowledge of accounting principles, analytical and problem-solving skills, with the ability to interpret financial data and provide insights.
  • Proficiency in Microsoft Office Suite (Word, Excel) and accounting software (preferably property management software like Real Page, Yardi, MRI, Entrata).
  • Excellent verbal and written communication skills, with the ability to convey complex financial information effectively to stakeholders.
  • Ability to analyze large volumes of information and present it concisely for decision-making.
  • Strong time management skills, with the ability to prioritize tasks and meet competing.

Job Types: Full-time, Permanent

Pay: Up to Php60,000.00 per month
