Property Maintenance Worker/ Office Assistant (Part-Time)

Aria Communities is hiring a hands-on Property Maintenance Technician/ Office Assistant for our mobile home community in Tampa, Florida. This role is all about keeping the community safe, clean, functional, and welcoming—from work orders, phone calls, emails, general repairs to home rehabs and curb appeal.

General Maintenance & Repairs

  • Complete day-to-day repairs in homes and around the community, including:
  • Basic plumbing (leaks, fixtures, minor drain issues)
  • Light electrical (switches, outlets, lighting)
  • Painting, drywall patches, trim work
  • Small carpentry and general repairs
  • Troubleshoot issues, make quality repairs, and document outcomes.

Home Rehab / Turnover (Rent-Ready Prep)

  • Help with home rehabs, clean-outs, and turnovers—getting units ready for new residents.
  • Perform punch-list repairs, deep cleaning support, minor remodel tasks, and final checks to ensure everything works properly.

Grounds & Community Appearance

  • Keep the property clean and presentable:
  • Trash removal and clean-up
  • Basic landscaping and curb appeal work
  • Spot-checking common areas for safety hazards

Utilities & Water Usage Monitoring

  • Assist with monitoring water usage and spotting signs of leaks or abnormal consumption.
  • Report larger utility issues immediately and help coordinate solutions.

Inspections, Upkeep & Reporting

  • Routinely inspect roads, community lighting, signage, and shared infrastructure.
  • Make small fixes where possible and escalate bigger problems quickly.

Work Orders & Resident Support

  • Respond to tenant work orders promptly.
  • Communicate professionally with residents and management.
  • Prioritize urgent needs and complete jobs on time.

Vendor/Contractor Coordination

  • Work alongside outside contractors during larger projects.
  • Help with project readiness, site support, and quality checks.

Who We’re Looking For

Required / Preferred Experience

  • 2+ years in maintenance, construction, rehab, or a similar hands-on role (preferred).
  • Strong working knowledge of general repairs (plumbing, basic electrical, painting, carpentry).
  • 2+ years basic computer skills including but not limited to emails, word docs, and excel spreadsheets.

  • Experience with mobile home repair and/or mobile home set work (setup, skirting, leveling, tie-down related repairs, etc.).
  • Experience coordinating rehab timelines, materials, and vendors.

Physical Requirements

  • Ability to perform hands-on work including lifting, bending, kneeling, climbing, and working outdoors as needed.
  • Comfortable using hand and power tools safely.
