Investment Manager

Position: Manager – Healthcare Real Estate & Fund Operations (Ireland)

Location: Dublin, Ireland (hybrid)
Reports to: Head of Investment Advisory
Contract Type: Permanent, Full-time

About the Role

We serve as non-discretionary Investment Adviser to an Irish Collective Asset-management Vehicle (ICAV) holding a portfolio of 21 nursing home properties and one operating platform. We are seeking a Manager to support the orderly realisation of the ICAV's assets, working closely with the AIFM, external advisers, and portfolio company management.

This is a hands-on role combining real estate asset management, transaction support, and investor reporting in a regulated fund environment.

Key Responsibilities

- Transaction & Disposal Support

  • Support the preparation of the operating platform for institutional disposal, including PropCo/OpCo separation, lease standardisation, and vendor due diligence coordination
  • Work alongside appointed corporate finance advisers throughout the sale process; consolidate due diligence findings and bidder feedback for AIFM reporting
  • Assist with pending acquisitions, coordinating legal, survey, and valuation workstreams
  • Provide recommendations on disposal mandates, adviser selection, and fee proposals

- Asset & Property Management

  • Maintain regular contact with nursing home operators to ensure properties are maintained, insured, and compliant with HIQA standards
  • Conduct periodic property inspections and oversee defect resolution and capex tracking for extension projects
  • Manage rent collection, service charge reconciliation, and lease payment issuance
  • Monitor tenant insurance policies and reinstatement values

- Financial Reporting & Valuation Support

  • Prepare property-level financial and operational data packs for external valuers
  • Liaise with the AIFM and Administrator on NAV reporting inputs
  • Draft quarterly Investment Adviser Reports to the Board covering portfolio overview, capex progress, financial performance, and market commentary

- Cashflow & Liquidity Planning

  • Monitor ICAV-level cash inflows/outflows including rental income, capex requirements, and anticipated disposal proceeds
  • Model investor redemption scenarios and advise on liquidity management options

- Market & Regulatory Monitoring

  • Track Irish healthcare sector developments including HIQA regulatory changes, NTPF/Fair Deal pricing, demographic trends, and competitor activity
  • Identify emerging risks or opportunities relevant to portfolio positioning and disposal timing

Requirements

Experience

  • 5–8 years' experience in real estate asset management, healthcare sector investment, or fund operations
  • Demonstrable exposure to M&A or disposal transactions, ideally in healthcare or operational real estate
  • Experience working with regulated funds (ICAV, QIAIF, or similar) and AIFMs preferred
  • Familiarity with Irish nursing home sector, HIQA registration requirements, and Fair Deal funding mechanisms advantageous

Skills

  • Strong financial modelling and analytical skills; comfortable working with management accounts, cash flow projections, and valuation inputs
  • Excellent stakeholder management — ability to coordinate across operators, external advisers, and fund governance bodies
  • Clear, concise written communication for Board reporting and investor materials
  • Attention to detail in lease documentation, insurance verification, and regulatory compliance

Qualifications

  • Degree in finance, real estate, business, or related discipline
  • Professional qualification (RICS, CFA, ACA, or equivalent) desirable but not essential
