Sansone Group is seeking an experienced Property Manager to oversee the day-to-day operations, maintenance, financial performance, and tenant experience of a commercial property in the St. Louis area.
This role blends traditional property management responsibilities (tenant relations, budgeting, reporting, vendor oversight, and lease support) with strong facilities and building systems expertise. The ideal candidate is comfortable managing both the operational/administrative side of property management and the technical aspects of facilities oversight to ensure properties are safe, compliant, efficient, and well-maintained. This is a hands-on, onsite role serving as the primary point of contact for building operations, vendors, and tenants.
Key Responsibilities
- Oversee daily property operations, including tenant relations, lease compliance, and vendor management.
- Manage building systems and infrastructure, including HVAC, electrical, plumbing, fire/life safety, and security systems.
- Develop and implement preventive maintenance programs and manage ongoing facility improvement initiatives.
- Prepare and manage operating budgets, capital improvement budgets, and expense reports.
- Negotiate, manage, and evaluate service contracts and third-party vendors.
- Conduct regular property inspections and coordinate corrective actions as needed.
- Serve as the primary point of contact for tenants, addressing operational issues promptly and professionally.
- Ensure compliance with all local, state, and federal regulations, as well as safety standards.
- Collaborate with senior leadership on long-term strategic property planning and sustainability initiatives.
Qualifications
- 5+ years of commercial property management experience
- Strong working knowledge of building systems and maintenance operations
- Proven experience managing vendors, contracts, and service providers
- Comfortable owning both hands-on facilities oversight and administrative/financial responsibilities
- Experience with budgeting, expense tracking, and property financial reporting
- Familiarity with property management systems a plus
- Strong organizational, communication, and problem-solving skills
- Proactive, detail-oriented, and comfortable working independently onsite
